    摘要:

    摘要:为了修正实践中林地期望价法对林地资产评估过高的现象,笔者将机械设备的修复费用法、房地产的假设开发法和成本法以及异龄林的收益现值法与其对比分析。发现评估过高的价值中,含有投资后无限期内林地增值收益和投资者的合理利润。由此推演出资本构成分成法,修正了林地期望价法。

    Abstract:

    Abstract: In practice, in order to correct that outcome of method of forest land price expectations in forest land assets was often too high. the authors compared machinery and equipment repair cost with the real estate development method and cost assumptions as well as uneven-aged forest income approach. The results showed that high value contained unlimited duration added values after invest and reasonable profits form investors . then,the capital formation divided into forest profit was got, the method of forest land price expectations was modified.
